How to Tell If Your Siding Needs Cleaning or Replacement

When you walk past your house and notice the siding looks dingy or spotted, your first instinct might be to replace it. But most of the time, what you're seeing is just accumulated dirt, mold, algae, or oxidation. A good pressure wash can restore your siding to look almost new again. The trick is knowing the difference between a surface problem that cleaning fixes and actual damage that means replacement is your only option.

Surface Dirt and Stains Come Off With Pressure Washing

The most common reason siding looks bad is plain dirt buildup. In the Spring area, we get plenty of humidity and rain, which means algae and mold love our siding. You'll see dark streaks running down the face of your house, usually in shaded spots or near gutters. Mold and algae are living organisms that feed on the organic material in your siding and the moisture in our air. A pressure wash at the right PSI will remove all of it without harming the siding itself.

Oxidation is another big one, especially on older vinyl siding. That chalky, faded appearance happens when UV rays break down the outer layer of the vinyl. It looks terrible, but it's surface-level. Once you pressure wash it away, your siding will look vibrant again. If you're in a neighborhood with lots of trees, you might also have pollen, dust, and tree sap stuck to the siding. All of that comes off with a good cleaning.

Look for Actual Damage That Won't Wash Away

Now, here's where you need to be honest with yourself. Run your hand over a spot that looks bad. If it's rough, cracked, or has chunks missing, that's damage. If there's a hole you can poke a pencil through, that's damage. Pressure washing won't fix those things. It will only make them more visible.

Check for soft spots in the siding. Press your hand firmly against different sections. If the siding feels spongy or gives way, water has gotten behind it and the substrate is rotting. That's a replacement situation. Also look for warping or buckling. Sometimes siding pulls away from the house or bows out. That usually means moisture is trapped behind it, and the siding has absorbed water and swelled. Cleaning won't fix that.

Cracks that go deep into the siding, not just surface cracks, are a problem. Small hairline cracks might just be cosmetic, but if you can see daylight or feel air coming through, water is getting in behind the siding. That's damage.

Mold and Mildew Growth Tells You Something

If you see mold or mildew, it means moisture is getting to your siding regularly. A pressure wash will clean it off, but here's the important part. If the mold comes right back within a few months, you have a moisture problem. That could mean your gutters aren't draining properly, your downspouts are dumping water too close to the house, or you have ventilation issues. Fixing those problems is what stops the mold from returning. If the mold keeps coming back and the siding is also showing soft spots or damage, replacement might be necessary because water damage has already set in.

Age and Material Matter

Vinyl siding typically lasts 20 to 40 years depending on the climate and how well it's maintained. Here in Spring, with our heat and humidity, most vinyl siding leans toward the lower end of that range. If your siding is 30 years old and you're seeing multiple issues at once, replacement might make more sense than cleaning and repairs. If it's 10 or 15 years old and the only problem is dirt and algae, a pressure wash is the obvious choice.

Wood siding is different. If it's just dirty, cleaning helps. But if wood siding is showing rot, soft spots, or paint peeling in large sections, you're looking at replacement. Fiber cement siding is more durable, but it can crack or chip. Small cracks can sometimes be caulked and painted, but widespread damage means replacement.

When to Call a Professional

A pressure washing company can tell you what they're dealing with. If you're unsure, it's worth a phone call. Sometimes homeowners are surprised to learn that siding they thought was ruined just needs a good wash. Other times, we see damage that's worse than what's visible from the ground.
